Locks for a Torrevieja home that is empty most of the year
Almost seven in ten homes in this town are not somebody's main residence. A lock that is used for three weeks in August, in salt air, does not age like a lock used twice a day.

What 70% empty does to a street
According to the 2021 census, 69.99% of the dwellings in Torrevieja are not main homes, against 30.38% nationally. It is the single fact that shapes lock work in this town.
For a lock it means months without movement in an atmosphere carrying salt from the sea on one side and from two hypersaline lagoons on the other. For a property it means long stretches with nobody to notice a door that no longer closes properly. And for an owner it means the first ten minutes of a holiday are often spent fighting a key.

The classic. The key goes halfway and stops, or goes in and will not turn at all. Forcing it snaps the key and turns a cylinder change into an opening as well. If the door has to be opened, the process is the same one used on any seized lock.
Nothing has moved for eight months
Hinges, gearboxes and sliding tracks all settle while a property sits closed, especially where the door faces the sea. Doors that were stiff last September are usually worse in June.
You are not sure who has a key
Purchases, tenants, agencies, builders and neighbours all leave keys behind them. Counting them honestly is usually more useful than adding a second lock.

Closing the place up for the season
Half an hour before you fly is worth more than any call-out after you land. What actually helps here:
- Lock and unlock every door, including the ones you never use. A lock that is stiff now will be seized in March.
- Sweep the sliding tracks. Sand left under a roller is what jams the door while you are away.
- Put a dry lock lubricant, not oil, into exposed cylinders on gates and terrace doors.
- Check the terrace or solarium door actually locks rather than just closing.
- Leave one set of keys with somebody local you trust, and write down who has it.

Questions from owners who are not here all year
I have just landed and the key will not turn. What now?
Stop turning it. A key that will not move in a lock left closed for months is nearly always a seized cylinder, and the next thing that happens if you force it is that the key snaps inside. Call before that, not after.
Should I oil the lock before I leave for the winter?
No. Oil holds salt and dust and turns them into a paste, which is why so many locks here are worse after being oiled than before. A dry lubricant designed for locks, sparingly, is the right answer where one is needed at all.
Is it worth changing the locks after buying a resale property?
On a Torrevieja resale, usually yes. Keys accumulate over decades of owners, tenants, agencies, builders and cleaners, and none of that history comes with the deeds. One cylinder change ends the question.
Can somebody check the property while I am away?
Lock work on an empty property can be arranged with whoever holds a key for you: a neighbour, an agency or a manager. What is not offered is a key-holding service: this business does not hold keys to anybody else’s property.
The door is fine but the terrace slider will not lock.
